Yeah, if they're consistently late with the rent I'd be less lenient. I'd be having strong words with the pm as they should be more thorough with the inspections and should have let you know ages ago of the state of the place. They should also be keeping tenants more in line.

In your situation I'd be asking for monthly inspections from here, with the inside to be spotless and the lights fixed by the next inspection, with work started on the yard and back to good condition by three months or they'll be getting an eviction notice. Our pm went through that as an option if we get bad tenants when we signed up with her.

Wow, that is unacceptable. We are still renting and I have seen the state of some houses in open for inspections. One house smelled of human urine. The house we are in now was actually pretty dirty. I was cleaning for days. It's usually in the lease terms that you maintain the gardens, so they should be looking after that. Sounds like the PM is a bit slack too.


Divvy, do you know if if a notice to vacate for no reason is usually because the landlord doesn't like the tenants. We have never met our landlord, but we have just been served with one of these 'no reason' vacate notices. We have been late with rent twice in 2 years but never more than 5 days. We have kept this place in excellent condition, so we are confused.

we took our son to the inspection as we had no one at that time of day who could look after him for the half hour needed. plus if someone was coming to my house for what ever reason, I always chain my dogs up out of respect for others.

With regards to dogs being chained, that would be your choice. Personally, my dogs never get chained. ever. fullstop. And a tenant who has a pet has a right to allow their pet to remain unchained. The landlord has no right to request otherwise.

As a landlord, the state of the toilets and the walls inside the house, and the state of the backyard, should be followed up with ASAP, and if the tenant fails to rectify the issue, then you should immediately proceed with the eviction process. The cleanliness of the place isn't really in the control of the landlord, but damage to the premises certainly is. We tend to be a little lenient on dead grass and small holes from pets at our IP, but the tenants are made clear before they ever move in that they will be required to return the yard to the condition it was when they moved in. Big holes or any extra damage we require them to fix ASAP.

Did you really say that there was faeces on the floor in the toilet??? I would be so getting them out of there. They sound like terrible tenants.

I agree. We were given notice to vacate after 2.5 years, the only reason being the owners wanted vacant posession. The house never went on the market, even though they stripped it back & repainted. I'm assuming they already had a buyer lined up. They also refused to resign a lease for the last 2 years too. I believe its because THEY didn't want to be locked under a contract for any length of time, since they had considered selling before we moved in.

Thanks, they have given us 120 days (which is the max I believe) I've just never been evicted or vacated before, kinda makes me feel like a bad tenant even though I haven't done anything wrong.
