I suppose I should answer my own question too. Location was excellent but I think I fell in love with the house. It felt homely. Had wider than usual hallway and a cute little bookcase in the living room.
It needed work but not immediately and I never liked the houses that had already been renovated because they'd never been reno-d to my taste and I felt like I'd be living in someone's house if that makes sense.

Location - needed to be close to my dad, but added bonus is my house is on the same road as the Kinder and the local P.S is 300metres around the corner. We can walk to either a lovely strip shop, or milkbar or the huge shopping centre.
It's also an 'older' area and I like everything established.
Affordable!
House itself - yeah, its 1950's and needs ALOT of updating, but I never buy a 'finished' house, I buy them to make my mark on it! It has a huge, airy lounge with lovely windows, 2 of the 4 bedrooms are HUGE, it has a semi-contained unit out the back so I initially used it for my office (BIG PLUS), but its excellent for the teenrager.
It also has a huge 2x garage plenty of backyard. The front garden area really sold it for me.
So all those contributed, but overall its the size and location - and in one of the only areas that continue to grow in the slump!
