There is a garage on a property that we may buy. It looks like it was built within the last 7 years but there is no mention of it on the Section 32.
Does this mean potential trouble for us, or given a few more years it wont matter because the garage will have been there for over 7 years?
The 2nd one. Well that's how I saw it anyway. The extensions done to this place are freakin stupid but I can't be penalised and it looks like the council didn't know about it and too late to do anything to me..
check with local council - ours stopped asking for permits for sheds for 18 months a while back... started again just recently
With our council, it depends on the size of the garage whether you need a permit or not. Is it near a fenceline? There can be regulations on how close to the property border you can build, and also if there are any pipes underground that they may need to access.

Is this cos lots of people building sheds due to losing them in the fires?:
A mate who lost his place doesn't have big costs for the house building permits (either the govt paying them or the council waiving them for fire affected persons), but has paid more for permits for retaining walls and other stupid stuff.
i think they got a bit of a backlog so let it go for a while - when they'd caught up on the housing permits, they reinstated the garage ones
either that, or they realised people were building sheds to live in....
