Advice on Breaking a Lease (VIC)

We have bought a house. Bit random really, turned up to the auction for a sticky beak, property passed in, put in an offer after looking for about 10 minutes, offer accepted! We've been looking for about 12 months so know the market well and am confident it was a good buy.
We are currently renting our property and need to break our lease. Settlement on the new place is September 2 and we would like to give notice to vacate the property by COB September 5 (to give us time to clean etc). Our lease is due to expire on 21 January 2012.
I'm seeking some advice on how to move forward with this and any tips from anyone that has done it.
The Tenants Union of Vic fact sheet indicates that I should give as much notice as possible... I'm a bit nervous about this. What happens if the real estate agent finds tenants that want to move in prior to the date we have given that we will vacate the property? Do I have to move out? That would be a massive pain in the bottom! I'm concerned about giving too much notice, but at the same time I don't want to be paying rent for the property while it is vacant for too long. We are in an area of pretty high demand so I don't think it would be vacant for very long.
I'm aware we will have to pay reasonable fees including advertising costs and rent until the property is re-let. Is there anything else I should be aware of?
We've always paid rent on time and the property is in good condition so we won't have any hassles there.
Any thoughts would be appreciated.
