Hi guys, my best friend had a call from her landlord yesterday saying he wanted to come to the property to see what works the plumbers had done recently.
I was under the impression that a real estate agent had to accompany a landlord onto their property if it was tenanted.
Also are landlords allowed to contact tenants personally? he's obviously rang the real estate agents to get her number.

I really don't know, but when property owners have come through my house, its been at an inspection time, so with 7 days notice. You can look it up on the tenancy tribunal website (I'd look for you, but that stink is rank & it ain't gonna change itself ;))
we had our landlord come everyday for about 2 weeks every year so they could fix up things on the house. they redid the bathroom and other things but we got along well. we were always told by the RE when they were coming though
Hmmm, I'm not sure? Our tenants tend to email my DH directly rather than going through our real estate agent and they are happy for DH to go over to fix things, etc. without the agent. Our previous tenants did the same, but that's probably because they knew DH is more reliable than the agents LOL. It might be worth your friend ringing her agent to find out?
I'm pretty sure they need to give you 7 days notice. Get you friend to call the RE. We had an owner who was like this and the RE had to remind him of our rights and what he was supposed to do. I'm just unsure if it differs between states.
It varies from state to state as to how much notice is required, and a visit like that should be treated as one of the appropriate inspections allowed. The LL doesn't have to go through the REA to organise it though, and they are perfectly within their rights to contact and visit the tenant directly - most simply don't bother, because that is what they pay the REA for. (Keep in mind that there is no requirement to even use a REA, and a property can be managed privately at any time the LL choices to do so). If your friend is happy for him to come around, then it isn't a problem. If she is not, then she is within her rights to ask that he follow proper protocol and turn it into a proper inspection with the correct notice etc.
