Would you replace?

I think I know what the answer's going to be ;)

Our tenants had an inspection yesterday. They let the PM know of a problem with one of the aircons, which we already knew of but had forgotten about (from when we lived there, not from previous complaints), and they also said that a tradie we'd had out there had taken their extension cord. The tradie they're talking about hasn't been there in literally months, probably at least 4. They've had inspections in between, and have let us know of other problems in the meantime.

Why wait til now to tell us?

I can honestly say, if I was renting and an extension cord went missing, I wouldn't bother telling the landlord, I'd just buy a new one! Would you expect your landlord to replace it? As a landlord, would you replace it?

I've just asked the PM what her recommendation would be, so I've got time to think, lol.

Seriously?! Lol. They should have rung the PM straight away if it was an issue. I'd tell them that I would pay $2.50 towards it and they could deduct it from their next rent payment. And that would only be for the lol of actually having it on paper.

I wouldn't think it's up to you to replace. If the tradie accidentally ran over their dog would you be expected to pay for the vet bills?

I actually think that's why you pay a PM oodles to manage the property - was it a tradie engaged by the PM? If so wouldn't it be up to them to chase it up?

No its an extension cord and if they had an issue at time they should have said something at time and you could have then asked the person that they think took it!

No, it was one that I organised. He's a complete douche, I can't contact him, and he hasn't finished the works. That's a whole other story though.

Ha, I'm glad everyone agrees with me! TBH I doubt he even used their extension cord, they don't answer the door when Professor's there, why would they bother answering it for a tradie?!

Lol. It's an extension cord. It's their personal property. It's their responsiblity. And even if they had evidence that the tradie took it, then that is their issue to bring up with the tradie. and not four months down the track! And without mention of it at all in the meantime??? What a load..

That said, we rented a little apartment for our first year of marriage, then moved into our current home we bought. We took a dustpan and brush with us thinking it was ours and our landlord (who self-managed the property which turned into a nightmare in itself) contacted us to say it was hers and demanded we reimburse her. We were really taken aback! Fair enough it was hers and we DID pay her for it, but sheesh! If our tenants in our property took a dustpan and brush in error we wouldn't bat an eye! How hard is it to replace cheaply?!

They probably just can't find it and have decided that he MUST of taken it.
Can not believe the PM even raised it with you!

if the tradie took it and they have proof, they can take it to the police as a theft issue, not expect you to replace it
