I think I know what the answer's going to be ;)
Our tenants had an inspection yesterday. They let the PM know of a problem with one of the aircons, which we already knew of but had forgotten about (from when we lived there, not from previous complaints), and they also said that a tradie we'd had out there had taken their extension cord. The tradie they're talking about hasn't been there in literally months, probably at least 4. They've had inspections in between, and have let us know of other problems in the meantime.
Why wait til now to tell us?
I can honestly say, if I was renting and an extension cord went missing, I wouldn't bother telling the landlord, I'd just buy a new one! Would you expect your landlord to replace it? As a landlord, would you replace it?
I've just asked the PM what her recommendation would be, so I've got time to think, lol.
