Rental issues

Ok so we moved in here in Jan. Have had many issues. Now the plumbing has messed up AGAIN. Its so bad we cant even use the toilets have a shower,do washing ect nothing. I called and was tild the lady whom does our property was with a client and told her the issue was told she would oass it on. That was 2 1/2hrs ago. I know thats not much but last time this hapoened they made us wait 4 days!

They are sooo slow. We have ussue that are bad still not delt with as in the second toilet when you turn the light on you get zapped,one if the lights in our room has stopped working due to the rain having leaked through so much so the celing and paint around said light is flaking and peeling.
The re told us she hasnt been able to get in contact with the owner for a few months.....but isnt there a thing set up so they can fix all this without the owner when its this bad? Help?!?

That type of thing is urgent - they should be sending out a plumber asap, and am electrician for the faulty switch. We had an issue with our rental where the toilet pipe became blocked and the toilet was essentially unusable - pm sent a plumber immediately and told me as soon as she could get on to me. I was fine with it as we can't leave the tenants with no toilet!

Since then the rest of the plumbing has failed and it's being redone. But the tenants couldn't stay during the work as they'd have no access to a bathroom or toilet and some of the floor is being removed. So they didn't have to pay rent while they were looking for a new place, and once they moved out work started.

I'd be putting in a complaint to the re company, you can't live in a dangerous house with no working plumbing.

Thanks Teeki. Its driving us nuts everytime i call all i get is ok il contact the owner and get back to you. ummm yeah we have no toilet grrrr. May get dh to call i can barely talk atm so lol

Ring the real estate back and tell them if a plumber is not sent out today you will be lodging a complaint with the ombudsman. That is just terrible.

They shouldn't need to contact the owner for urgent plumbing work. Definitely keep chasing it.

This may still not work. If not, I recommend marching yourself in there and telling them that since you have no toilet at your house, you'll be using theirs until they get it fixed. That is just not good enough. Even "I'll pass it on" is not good enough.

They should have some emergency funds put aside to deal with these things.

I would be calling them back at the very least, but if you can I would be going in there and talking to someone, the higher up the better. Also I would want to see them try and contact the owners (if they claim they have to before calling anyone in) and then whilst they call the tradies and organise them to get the jobs done.

So i just called back.....she wouldnt even take my call just told the receptionest to tell me she would call the owner. I asked how when she cant get hold of him. All she said was all i can do is get her to call you. OMG im fuming. Dh is going to call and tell them the law is you have 24hrs to arrange it to be fixed if its not we will have it done at their cost and will place a complaint at consumer protection.

Grrr so over this. Why cant we rent from nice people. We pay rent in advance fixed the retic ourselves saved the grass and gardens heck should you be happy were good tenants :(

You should tell them you will be withholding rent too! That is terrible form by the agent. If they can't get hold of the owner they can and should be getting something done regardless. You can't live in a place with no plumbing, electrical issues and a ceiling which could potentially fall in on you if the roof is leaking. You shouldn't be paying IMO until they do something!

Agree, start emailing and save your sent emails, as well as replies into a separate folder.

This isn't what happened to my mum. Hot water system broke in the middle of winter, cost $800 to have it fixed. Tool RE to tribunal & the judge agreed she could've boiled water in a pot/jug and carried it up stairs.

This. Put it in writing. Quote your lease and state tribunal. Keep a "paper" trail.

Yay email and last call must have worked have a plumber out woooo though he is having a hard time finding the issue something about dodgy renos not doing the plumbing right ......eek

Hot water system is completely different to no plumbing. You really need to find out what can be reimbursed and what can't.
Completely understand having no hot water is urgent, but it's not considered emergency.
Flooding due to burst water main would be considered an emergency.
Find out your rights, everything in writing before you proceed.

Thankyou everyone :) Plumber had to run a metal thing through the pipes again. Has worked out it may be an on going issue due to all the dodgy plumbing. He even said its not goid enough as were paying good rent. It was only fixed 4months ago and should have lasted a year :S

Think its time to move let it no longer be our yuck rental.
