Breaking a Lease and other issues

Okay so we are quite happy with the fact that we are responsible for the property until it's leased but we have a few questions and I'm not sure on where to get the answers

We are relocation so they asked us to hand back the keys before we leave (fair enough I guess) but we still need to ensure the house is clean and maintained until re-leased ... But we won't have keys??? How do we do this?

The first leased we signed was for a furnished house, the second one was to be unfurnished, as agreed via email, this is the one we broke. However the furniture is still at the house after asking them to remove it. I've put it all in the garage so I can get the house & carpets cleaned. But renting a partly (badly) furnished house is harder to rent out... Which means we could be paying rent for a lot longer... Doesn't sound fair.

I would have thought they would check the property over before I left Brisbane however they are not responding to my emails sent over a week ago. I leave first thing Thursday so time is running out fast.

I'm trying to remove the stress and this isn't helping :-(

If you apply to the rental tribunal in your state you will be able to have the lease terminated after a certain amount of days notice, so I think that would benefit you in these circumstances since they are being lazy and not even checking the place, moving the furniture etc. You obviously gave notice already but apply to the rental tribunal asap

Start taking photos (with dates on) if they're not responding to you, then cover yourself.
