We are moving in under a month into our investment property.... long story short but there has been ALOT of negative energy in this house for a LONG time, and i wanna clense it before we move in.

I recommend you get hold of Creating Sacred Space with Feng Shui by Karen Kingston or any of Denise Linn's Sacred Space/space clearing books. They are very easy to understand and follow.
I've found copies of both in public libraries, if yours don't have it, they should be able to get it on interlibrary loan for you.
Otherwise I recently bought a copy of one of them on ebay. Just search on the authors name and keep looking until the space clearing books come up. Otherwise if you have a metaphysical book store near by they may have a copy already (esp Denise Linn as she has written a number of popular books on various topics).
I was a noob the first time I did it. The most important thing is to trust your intuition. If it feels cleared then it's cleared. If it still feels dank, dingy, thick, heavy, or smells bleah, then it's not cleared and you need to keep working on it. You will be surprised how much better the place is already after you take possession of it and give it a good clean through. I imagine it would be an expensive process to get a 'professional' through - it might be worth giving it a go yourself and then if you're still not happy with the results, then think about getting someone in, kwim?
