We are selling our investment property - any words of wisdom?
Just wondering if anyone has anything I should keep an eye out for whilst we are selling our investment property. Whether it be to do with the real estate agent, property maintenance, tenants - anything.

Firstly, step outside your home and look at it from the outside. If you were driving past would you be tempted to stop to see what is inside. If not, take some time to improve the frontyard, etc.
Check the roof and guttering and prepare your garden.
Ensure your home is always immaculately clean.
Apparently, the kitchen and bathroom are the two rooms that buyers look at most closely.
Open up curtains, let in the light and view.
Declutter, but still allow it to look like a home with framed photographs scattered around the house...good luck!
Less furniture.
No clutter.
No "stuff".
Clean and bright - especially bathroom & kitchen
Nice smells - especially bathroom, toilet and kitchen
Looks nice from the road.
Make sure the buyers can see themselves in the house.
