    I hope she's a nice one - RE

    DH and I have spent all weekend dong as much as possible for our inspection on Tuesday morning. We have cleaned windows inside and out (outside with a pressure hose), wasched down walls, cleaned exhaust fans and rangehood, vacuumed, mopped, done lawns and gardens.
    We just can;t physically do any more - between me being pregnant and DH's foot (he still has all stitches in) it's not possible. I know they will carry on about the light shades having bugs on and in them and i'm sure they will find other things to complain about - weeds between the pavers in the driveway. I just hope that this new property manager that is coming is an understanding one. There has never been an issue with the cleanliness - in fact the house to 100x cleaner now than when we moved in.
    Figured we should make an effort as we are trying to fight an increase. it goes well.

    Some real estates are awfully picky - I hope yours are much better than our old ones. They got up because a couple of plants had died. Um - they didn't actually die, they just lost their flowers at that time cos thats what they are supposed to do!!! I think I went back 3 times to get it clean up to their level - and it was 100x cleaner than when we moved in there after the first clean!!!

    So yes, I hope yours are ever so much better - fingers crossed!

    Wow you have done heaps and considering your place is already clean and tidy, I dont see how it could look any better. You need to take it easy hun. Hope you can put your feet up tonight

    They'd better not complain about the gardens - With their permission we've put new ones in to make the place look better!

    Our previous RE agents have only come in to check there were no holes in walls/ damage...never really had a go at us for not weeding gardens and what not

    NOW we lease off my dad & step mum and we got in trouble for having dirty dishes in the sink its not like they were piled up, there were a few plates from lunch.

    When is the inspection?

    We have an inspection today, so I can sympathise with you. I hope the RE is nice and understanding for you, although it sounds like there'll be nothing to pick on anyway!
    Our property manager better not pick on anything at our inspection, the place was an absolute dump when we moved in and we hve improved it so much.

    So the property manager seemed nice. Although I was a little annoyed that she was only here for like 10mins - 15max. We'd put so much effort into making sure that the place was spotless so we could argue that a rent increase ($25 a week - our last one was less than 12months ago of $20p/w) was unjustified. She didn't take down any notes of anything that I said nothing!!
    So now i'm waiting for the response regarding the increase.

    oh my old ones where the same! when we had the constant week of 40 degree weather in vic we had an inspection and they complained and put us on a 3 month probation type thing because the grass had yellowed in areas and they wanted us to water the lawn and ALL plants everyday!!

    Fingers crossed your inspection goes well surely they will understand everything not being perfect

    Sunshine in regards to rent increase they sent us a letter a few months ago saying it would go up by 15 a week, fine they want to put it up they can BUT not untill they did stuff around the house and maintained it. we had asked them for so long to fix things that needed fixing etc and they never did, so i went to the real estate and told them exactly this, and do u klnow what they didnt even have all the stuff that we had asked them to fix in there bloody system!!!!

    U have rights, and they need to keep the property maintained and fix things that need fixing and in general keep it in good condition or they cant justify a rent increase

    I gave the real estate a list of things that needed to be fixed. As long as the oven is fixed and the blinds are fixed all the other things I can live with...
    I have offered to sign a 12month lease with a $10 increase but no more than that. We were the same, all the stuff I keep telling them isn't recorded and/or listed on the inspection reports.
