This is my email to the RE. I need opinions ASAP before I send it.

Please find attached the photos as requested. I've only taken pictures of one blind for example but the problems are right through the house.
Paint work on door frames. This is the same throughout the house and has been like it since we moved in, it is worse on some than others
Blinds. All blinds are missing weights, the chains that would usually hold them together at the bottom is missing on ALL blinds and chains to adjust them are broken.
The crack in the ceiling. I've tried to get as good photos as I can.
Door frames don't sit flush against walls.
The drain is located on the side of the house where the electricty box is. Obviously I can't take photos of this flooding at the moment as we haven't had enough rain.
Fraying carpet. We pointed this out when the carpets were first layed. The fraying in the main bedroom is along the cupboard doors and also threads are starting to come up near the door (These ones aren't coming up enough yet to show properly in photos). In the other bedroom, this way a thread we again pointed out when the carpets were first layed. These tend to get worse as I vacuum, and being that the carpet is black, I vacuum on a very regular basis.
Kitchen drawers. This is the same on all the drawers in the kitchen.
Oven seal. This is hard to get a good photo of, the door doesn't close properly, doesn't seal. Again, this has been the same way since we moved in. The light switch has only broken in the last week.
We have taken a photo of the toilet seat (which was replaced when we moved in) to show what this has been like, again since we moved in.
The paint work on the walls throughout the house also isn't great. I wasn't able to get this to show up in photos though.
Side Gate. Unlevel and needs to be adjusted.
Jared is happy to fix the kitchen drawers.
Taking into consideration all these above things, we feel that a $25 a week increase in rent is unreasonable, also considering that our last increase was less than 12months ago.We know that the houses either side of us that are almost identical are paying $360 and $370 a week and the houses are in much better condition eg. paintwork, kitchens, blinds etc than this house. We have been living here now for 3 years and feel that we are good tenants who do our best to maintain the property as if it were our own. Should the rent increase by $25 a week we would have no choice but to start looking for somewhere else to live as we would be unable to afford the rent here.
We are prepared to sign another 12month lease if the rent was to only increase by $10 a week. We would like however for the oven to be fixed as this has now become a safety issue.
