    how does it work?

    When you've given notice on a rental are the RE allowed to bring prospective new tenants through for inspections while you're still living there?

    Settlement on our new place is next week and we're handing the keys back for the rental in early Sept so ideally we can move house at our own non rushed pace and then clean the old place when it's completely empty. Someone came and chucked a for lease board up today out the front and it says call to make an appt for inspection. But if the RE are bring people through are we expected to keep it tidy? Cos it sure as hell won't be! Or are we allowed to decline inspections until it suits us? I'm really not very savvy with all the renting stuff. Last place we lived in the landlord ending up moving back in so didn't have to deal with all of this. Anyone shed some light on the matter?

    I think they can show people through once it's listed and they will most likely do it when it suits them. They should however give you notice that they will be bringing people around as they generally don't like you being there (in my experience anyway).
    You aren't required to keep it tidy (it's not like you are selling the place and want it to look its best) but as long as you don't have dirty laundry laying everywhere it shouldn't create a problem... not that you'd leave dirty laundry around anyway!

    We were half packed up and had boxes everywhere at our last place and the real estate rings me to ask if they could show people through (and yes, they absolutely have to advise you they'll be coming). I simply told them they can if they like but warned them that there was stuff everywhere.

    They'd expect it to be a shambles, just not dirty.... I just made sure the dishes were done and the floors were swept around the boxes haha.

    In Qld they have to give 24hrs written notice on a special form. When we've been renting, they've normally had an open for inspection time where all potential tenants come through in a 15 minute block and that's it. Given the state of the rental market, it only took one inspection. Unfortunately you can't say no (at least not in Qld). I'm not sure if Vic is the same. I think the idea is that it is fair on both you as tenant and your landlord who needs new tenants KWIM?

    Organised with the RE to have one 15min open for inspection next week as there has been a lot of interest. I explained the house would be chaos and she said thats fine. So that works out well! Thanks again ladies!
