    We've found a house!!

    It's not perfect, but it is so much better than where we currently are! Bigger, extra bedroom and living space and an outside I can actually use to have people over for parties and things!!!

    We're going to put in an offer at 4pm, then the games will begin!

    ooo good luck! do you know how long its been on the market for? the longer the more likely they wanna sell it! good luck with it. may the fun and games begin (and the banks be kind to you if they are needed!)

    Thanks all! Trish - only 5 mins from where we are now, we're staying in this area, we love it.

    Dansta - yep, it was passed in at auction back in October!! Apparently the vendor had an offer in writing of 50k more than what we are planning to offer, this was months ago, and he turned it down.

    Then he got an offer two weeks ago that was 15k more than we are going to offer, which he reluctantly accepted, but the buyer's finance fell thru.

    So we are (on the advice of the agent... Who's side is he on? I think ours ) going to offer 15k less than the accepted offer, the agent thinks he might take it because he is apparently "keen as mustard" to sell. Possibly has two mortgages right now (they have moved out) so is possibly in a lot of pain financially!

    We can also do a short settlement as we are not selling here.

    All works in our favour

    Yay! I'm sure you'll get it, especially this close to Christmas .

    We had a similar thing happen when we bought our house 8 years ago, just before Christmas. It had been passed in at auction a couple of months before for $30k less than what we offered, but the guy was desperate to sell by then (he'd bought elsewhere) and took our offer!

    Op that sound really, really good! as for perfect, you move into a house and make it home. it'll become perfect over time ;-)
