    Tips & Tricks for selling

    We are about to sell our house. We have sold before and had "staged" the house but I want to know what your tips and tricks are.

    I have a list of what I want/need to do (and it's long )but would love all idea!

    Things into storage that you don't need, neutral colours as much as possible, no personal stuff around (photos, ornaments etc put away)

    De-personalise it - put away all the stuff (all that you can) that makes it yours, so buyers can imagine themselves in the house i.e. photos, calendars, declutter bench tops etc

    Tidy up your gardens - I always check out gardens and how much work would be involved to maintain them. If they look tidy and well kept I can easily forget how much work a big garden can be.

    Yep all that is great.

    Declutter, then declutter again. Most people don't realise how much stuff they have until a real estate agent comes in and says "get rid of it all", LOL.

    A really nice bedspread with some throw pillows can lift a bedroom from drab to fab, just make it light so it makes the room appear bigger. We put a plain coloured sheet over a yucky dark brown couch and added two scatter cushions and it looks kinda funky instead of "omg that looks like a mashed banana stain".

    Sugar soap the walls if you can. Get a professional real estate photographer.

    Get rid of all your rugs, it makes rooms look smaller than they are.

    Coming Straight from selling house australia..........take most of your stuff out of your cupboards to make them look spacious, people like storage. I think the ultimate is to move out, hardly practical though

    Definately de-clutter any nic-nac type things you may have and go for minimal furniture to make rooms and cupboards look bigger (assuming you have somewhere else to store them) Also if you have a coffee machine or bread maker use them right beforehand to give a "homely" smell (or so one estate agent once told me lol) Goodluck with your sale

    Turn all the lights on for viewings and if the weather is hot make sure that the A/C is on if you have it.
    If you can keep your pets away for viewings do so. My son nearly got bitten once at an open house, the house might have been marvelous, I have no idea because I was too busy running out the the front door.

    i disagree, i think you should leave a few photographs and personal items around the house as it gives it warmth and a homely feel. it also allows potential buyers to imagine the house lived in. otherwise it can look like a display home.
    the two rooms potential buyers look at the closest are the kitchen and bathroom. are these rooms appealing? if not, what can you do to improve?
    also, look at the exterior, such as the front garden and front of house. would a potential buyer driving buy be tempted to stop and look further? if not, start weeding, etc...
