    [ADVICE] Yarraville (Vic)

    So, DH and i looking at purchasing an investment property in Yarraville. Just wondering if any members currently live or rent in the suburb and if yes, what you do think of it? the property we're looking at is close to public transport (has a bus stop out the front of it (literally!) and is 800 metres from the train station) close access to the w/gate freeway entrance, and 9 mins to the CBD and 5 min walk to Yarraville square shopping area.

    We live out in the Outer Sth East Subs of Melbourne (think, Berwick, Narre Warren etc) so have zero idea on what "other side of the city" suburbs are like - we've been advised that Yarraville is growth area with a high demand due to its proximity to the city, but yeah, as we're not really sure on the suburb would love if anyone is able to shed some light (Good, bad, ugly!!)

    Any info would be great.

    It is an awesome area!! I live in the area!

    Yarraille is known as the gay capital by a lot of people, it is fun, quirky, lots of cool shops, cafes, great area for mums with prams, great parks and gardens, nice easy train ride to city!! Easy to get to harbour town and costco!!!

    It is a huge developing area getting very $$ for people to buy in area now you would not regret buying here!! DH bought here in 2001 before we were together and no way could he afford same place in area these days!!

    Only bad thing is that it is a bit close to Footscray which can bring with it some issues with drugs etc but even Footscray has some awesome areas.

    Awesome, thanks feeb!!, This is exactly what we wanted to know!! We were told pretty much the same thing by the developers, and to get in now before the prices really skyrocket, but being first time investors we are also wary of being taken for a ride!

    DH and I rented in Yarraville for a year. Although the house we were in was absolutely feral, the area is lovely. Lots of families Beautiful houses, beautiful streets. We lived right between Yarraville station and Seddon station, we would have stayed if the house situation wasn't such a disaster.

    ETA and yeah, like Feeb said it's close to footscray. Some places in footscray are nice but a lot of it is very scummy. We moved from Yarraville (nice suburb, crappy house) to footscray (nice house, crappy part of the suburb) and it wasn't great. But there are heaps of great things around Yarraville, cafes and parks etc. And it's very quick to get into the city, whether I be by public transport (heaps of it around) or car.

    We also live nearby and go there often to the movirs, cafes and bars. It has a great village community and is very up and coming for the cool young families.

    wow thanks for your feedback ladies! it really sounds like an awesome suburb

    the property we're looking at purchasing (once completed) will be a tri-level townhouse with 3 bedrooms 2 bathrooms a single car garage, courtyard and terrace. I don't think we can go wrong but its great to get some views from ppl who actually live or have lived in or around the area!

    Yarraville is perfect for an investment property. I also live nearby and think it's rad.

    You will never have a problem renting it out.

    In fact you should move here!!

    lol its funny you say that FabFiona because I said the same thing to Dh!
    only problem would be that he works 10mins from where we live now so he would end up travelling over an hour to get to work which he isn't keen on. the type of work he does is quite specialist so would make finding something difficult especially with a 4 day work week and unlimited overtime which is what he currently has. but I guess we can never say never!

    My only suggestion is that if you are going to rent using an agent stay away from Nicholas Scott in Yarraville. The property manager Marc is completely useless. We were tenants at one of his places and he never chased anything up. If I were the landlord I wouldn't be happy.

    The people at Compton Green are lovely.
