    Selling up and renting - references?

    So this may be a stupid question...... but we are seriously considering selling up and moving to another area, and not knowing exactly where we'd like to settle we thought maybe we could rent for a year or so until we find *the* house we want. Naturally if something is available to buy when we sell we will, but we don't just want to settle on what's available, and we'd like to really be sure which suburb itms.

    So having had a mortgage for near on 5 yrs, is that the equivalent of a rental history/reference?

    Maybe a ledger of your mortgage payments? I imagine that'd be similar to a rental ledger.

    I'd ring a real estate and ask what they prefer in that circumstance though, so you don't need to stuff around with paperwork

    When we did this, the RE who sold our house gave us a reference. It covered the cleanliness of the house/gardens and our working relationship while we were on the market. It doesn't cover paying rent of course but we showed it and got the first house we applied for so it helped

    yup, what Raven said (although it was the fourth house - damn tough rental market here lol)

    We rent but we still own our properties and we have no trouble with references. They don't even ask for them once we show them rates notices and so on. Maybe don't sell until after you've rented a place.

    Thanks for the feedback, good suggestions too.

    Onyx I see your theory but not sure if we could rent somewhere and hope we sell before paying too much rent and mortgage at once, could get a bit hard really. But will definitely keep it in mind.

    We are landlords to a guy who had no rental references, as he'd only owned his own home. The RE agent sent us photos of his house, and info on his situation, why he wanted to rent if he owned his own home and working references. It's worked out perfectly for us

    I've rented after owning/selling (never rented a place before), applied for 2 places on the same day, got the one I wanted, gave them the name of the RE who sold my property. I was also able to offer 6 months rent in advance so that may have helped.
