    Red face New lease

    Ok so we got a new lease form in the mail today to sign and send back. On the back the re has added a page of there own I would like to show it to you all.Can someone tell me how I can do this? I think you will all get a good kick out of what they have written

    hehe thanks just not sure how to upload onto here within the guidelines :S Il give it a shot and see.

    editk ive no idea ive gone to upload it but will it upload as a huge a4 doc like it scanned as? Didn't think we could upload it so big. Help lol

    OK here goes.We have the standard lease part, then at the back they have added there own page with : Addendum "A"to lease agreement
    It has 31 dot points. I will type a few that are....odd shall we say.
    21. The Tenant/s agree that chairs/furniture are not to be used on any wood or vinyl flooring.
    22. The tenant/s agree that laundry detergents are to be used and stored within the cupboard space provided. No laundry baskets/containers/boxes are to be left onto the laundry bench tops at ANY time.
    8. The tenant/s are aware that all water consumed on the property is payable by the tenant. The tenant is fully responsible for maintaining the reticulation.
    10. The tenant/s shall not undertake or authorise any repairs without prior written consent.
    17. Mats are to be used under table settings.
    25. All sprinkler fittings are to be replaced and maintained by the tenant during the tenancy.

    Ok so the kids bedrooms have wooden flooring......would you suggest I suspend their furniture from the roof?
    I have already called consumer protection and these things go against the new terms ect in the tenancy act. They are literally trying to over ride our rights. With number 10 we were told we can do that if its an urgent repair and they have had it fixed within 24hrs so again can not put that into the lease.
    Reticulation is as part of the act ment to be maintained by the owners not by us.
    Some of them she(lady at consumer protection) they can not do as we have the right to live in the home home we want as long as we are not deliberately doing damage to a home or anything illegal. So if I want to keep my washing basket on a bench they cant tell me I cant.

    So...what do you all think? These are just the main few I thought were the oddest ones lol

    I would not be agreeing. But I would also be putting a picture of it on the internet for the enjoyment of others!

    In my house, I can understand those rules (we don't rent atm and I wouldn't if those rules were imposed). We have wood/vinyl flooring in the hall and bathrooms. The hall is small. I would not want furniture there. Last house, we had wooden floors in the sitting room so that would be stupid - same as for bedrooms. Our "laundry" is in the kitchen, and I'd rather not have the stuff littering up my cook space... but if I didn't live in the house and someone else did, that's their daftness if they want to do that. And if it is their table, fair point... but if you provide the table, that's dummkopf speaking again.

    How can 10 work with 8 and 25: these would be repairs, yes? Which the owner should be responsible for, if I know my tenants rights!

    Yep, we are not going to sign the last form and were told that they cant make us as they are breaching our rights and the tenancy act too. Our laundry is tiny...to the point that we can not have the basket on the floor or we cant get in the room :S So have no choice but to put it on the laundry bench bit.
    And we get wooden floors need extra care and we are already trying to get some carpet squares to go in their rooms and atm have towels/sheets under the furniture atm from our own choice,But you cant tell people they can not have furniture on the floors if the flooring is in a room or like you said a sitting room. Its just silly.

    And your right 10,8 and 25 are the owners responsibility there just trying to pass it onto us. Our re is so silly. The lady at consumer protection wants me to send her a copy of the form as its a huge legal breach of the act and wants to follow it up with the re agency :S

    That's so weird Is it their table? Why would they care if you used mats or not? I wouldn't be signing it either. It's none of their business where you store your laundry detergent!

    Sounds like those people need to either live in their house or sell it!

    8, it's pretty standard to pay for water usage but the rest of that line is not acceptable! None of the others are at all, they absolutely can't tell you where you can and can't put things. I would have hoped that your pm would have told the landlord that these requests aren't ok.

    Um, and the property manager okayed this? Call the RE first thing on Monday and tell them that unfortunately, you actually know your rights and you won't be signing that part of the lease, and that you're surprised, given their occupation, that they themselves aren't aware of the tenancy act.

    Thats the thing....this is from the re its a standard form they send to all tenants as one of the items is number 31/ to clean dishwasher once a week....we dont have a dishwasher.
    Thats why consumer protection want me to send them a copy.

    Its our table ect so have no idea why they are insisting on having a mat :S

    Ok quick update. Have placed a complaint with consumer protection. Lets see what happens. Have also had to email them as they sent out a inspection notice giving us only 6 days notice :S So I requested they please follow the new tenancy act and contact us to negotiate a time and then send out the notice with 7-14 days.
    Im worried though as we don't want to tick them off yet we also want to have our rights respected too.
    They need to re-do the whole lease as they have also tried to back date it a few weeks and were told they have to date it from when we sign it and they have also spelt my name wrong 3 times including missing half of my last name too *sigh*
