    Rental inspection reports

    I'm planning to call tenancies for advice tomorrow but figured I'd see if anyone here knows. Is the agent required to give us a copy of the inspection report? We had an inspection today and I know the house was not satisfactory due to me being sick and unable to do anything and DF being amazing at procrastinating. The inspection happened while I was at an appointment so wanted to check the report to see what exactly they were unhappy with, especially given this was our first inspection in this house. There was no report and when DF emailed the agent to check she said it's done on the ipad and they only email a copy to the owner. Surely we should also be given a copy shouldn't we? This is the first time an agent hasn't provided a report so I find it really strange.

    I was never given a copy when I was renting. I was never there when they came by so I always just got back and their card was on the table so I knew they'd been. The only time I was ever told anything was when my flatmate had left after me, cooked something on the stove and left a mess. RE just left a note asking to clean it. Otherwise I just assumed everything was fine or they'd ask me to fix it.

    We've never had a report given to us in the 8 years we've been renting. Just figured no news is good news type of thing. I've been resent for most of our inspections though because of our dogs.

    Never been given a copy here, either. Never asked for one, but would not expect it was a 'right' to be given one. They will send you letter or speak to you directly if there are specific issues they want resolved.

    I'm in WA and have always been given a report. They did it on a pad with check boxes for each room, and it was carbon copied, so they just tore off one copy for me. If they can email it to the owner, don't see why they can't email it to you too?

    That's a condition report - for the beginning of the tenancy - I think Miss_Dee is talking about a routine inspection during the tenancy...?

    Our routine inspection reports are very similar to the pre-tenancy report. There's a section for each room, with check boxes for each thing - like light fittings, oven, etc. And next to that is space to write notes. I don't think our tenants get a copy, but we get one mailed to us.

    Thanks for the replies everyone. In the 7 years I've been renting both here in Adelaide and in Sydney with 5 different agents, I've always received reports so assumed it was the norm. We've always received what is basically a simplified version of an ingoing report, with a spot for each room where they can mark if it was excellent, good, satisfactory or unsatisfactory and a place for comments. A card to at least let us know they had been would have been nice, I wasn't actually sure if the inspection actually took place! I guess I will just assume no news is good news then.

    Gosh they didn't even leave a card to say they'd been? I've never had a copy of the report in any rental I've had but they always leave a short note on the back of a card if they do come while I'm out.

    We used to get a duplicate. Now we don't cos it's done on idevice. We've had verbal comments though - like grass needed mowing. In winter. When dh was laid up in the couch with his head bandaged from surveys the day before lol

    I've never received a copy either. Just a letter with things that needed doing. Years ago there was a lawn that needed mowing & recently I had an inspection while I was away for an extended amount of time. I received the list & it included mowing, vacuuming/dusting & mopping. Things you expect to need to do after the house had been empty for 8/9 weeks. Other than that, nothing.

    Our condition reports at the start of the tenancy have been different - like full on 10+ pages with every single little detail listed, right down to each blade of grass (well, not quite... but almost! lol). We got the check box copy, which had a space for notes etc. at each routine 3 monthly inspection

    We haven't been given a copy here either, but I'm always home, so anything can be mentioned verbally. I assume if there's an issue, they'd need to put it in writing? We always get a copy from the agents at our house that's being rented out - yeah, a checkbox type thing with each room and space to note things the tenants need to do or wear and tear. I would like to think our tenants get a copy too, as its no use telling the owners that the lawns need mowing but not the tenants, lol!

    I've rented with multiple agencies over 12 yrs or so & have never received a copy of the report or been notified of any problems that require attention. I would hope that if there are any issues I am notified rather than a black mark against my name without being given a chance to rectify it.

    Another that's never received a report. If there's problems I'd hope we would be told, in saying that, I don't let the RE in unless I'm home. Usually I have a list of problems for them to fix lol

    Oh that is cool! Never had one of mine use that, they wander around and jot down notes... maybe the fill in something like that in the office? Would be nice to have it be that ordered.

    I was a landlord and went to an inspection and our agent left a carbon copy of the report for the tenants (maybe coz I was there!!) saying what needed attention.... Like peekaboo said. Not that the tenants did any of it!! Inspection was a waste of time !

    What's the point of the report (although it is paid for by the owner so is technically theirs I guess) if the agent doesn't pull a tenant into line or praise them for keeping things nice. I have to say I lost my faith in RE agents with regards to renting.
