Thanks Cindy, the broker just called me and our unconditional approval just came through, so they are preparing docs now, as its gone through as urgent given its been over a month since we lodged our app, and we're existing customers of the bank..
Yeh! woohooo so we get to sign our lives away soon.
Now to panic about fixing up and selling our house!

i went to the dentist today and spent $280 on one tooth WTF!!!!i have to go back and have 3 more fillings and am considering getting braces aswell,i have a referal to see the orthodontist there.
i spoke with tracey tonight,poor thing,she is haviong a very hard time.they minitored her at the hospital today and have now told her that she only has 10-30% chance of vbac.she is devastated and confused,they have cancelled her induction tomorrow and have booked her in for a c/s for friday.if anything happens before then she has to make a decision about wether to have vbac or c/s but they have told her liams head is big as was jordans which is why she had the original c/s with jordan.She is very torn and emotional,i told her to stop thinking about it and wait till the moment arrives and she will KNOW what feels RIGHT at the time.she is still contracting but nothing to indicate that labour is progressing yet.
Nikki thanks so much again for the phone call you are a darling. I know I will get over it but in the moment its all too much.

Al had to take tori to the shop at about 8.30 last night to get ice cream coz she was going on and on about it all night! SHe had her bowl and basically fell asleep straight after the dag!
Well, i hate my job at the moment and wish i had enough tupperware parties to be ablt quit but with the new house loan and no partied on my boook i just cant see that happening in the near future!
Rachael - congrats on finally getting the loan sorted out, took long enough! Do you have to do much to your place before you can sell it? You wouldnt rent it out instead?
i would love to be able to rent it out, but with the new loan repayments it would mean no opportunity for maternity leave in the foreseeable future. So basically we have to sell the place if we want to have another bub.
Its mainly gardening stuff, some basic landscaping (pulling up some dead trees, putting down stones etc) and some interior painting that we need to do. a fair bit of painting actually. And replace a couple of doors. But nothing structural.
I am thinking of painting the walls in our sunroom - they're pale orange brick and hideous, and I was thinking of painting them white or cream to match the interior walls and lighten the room up a bit. Can you just pain brickwork, you dont *have* to render it, do you? I wonder what I will need to do.
I also need to get some CLR and have a go at cleaning the concrete. mmmm fun!
Rach, I'm not sure but I think you can just paint brickwork but you might have to prime or undercoat it with something first.. And when are you guys thinking about having another bubba?? Hope the CLR works wonders on the concrete too!!

Nikki, I've gotta go to the dentist next week for a root canal and I'm thinking it's gonna be very expensive too!! But its gotta be done hey! You only get 1 set! Do you get some back thru private insurance..We didn't have extras on ours last year, but decided to add it.. Lucky we did cause we get back about 60% now...YAY!!

ALex - I work in a dental surgery, I actually am the pracitce manager but as we are only there 2 days a week my job is really hard, expecially considering our patients. The dentist i work with is a special needs dental specialist so all we see is people with different disabilities and ilnesses so i spend most of my days chasing up madical records and talkign with places like TAC and people who manage the patients finances andmake decisions for them etc. I love the work, i just need a hand at the moment and my boss is driving me crazy, every time i go near her i walk away with another 10 things added to my pile i cant get through already! She is going away for w few weeks soon though so hopefuly while she is away i can get on top of everything!
We have just employed a dental hygenist too and i cant stand her which makes Tuesdays (the day she is in) even more stressful coz she thinks she can tell me what to do! I ended up telling her to F off yesterday though so i will have to see how she is next tuesday now.
Nikki- how exciting you might get braces! I know you have been thinking about it forever!

Posting as ordered. Tracey is doing fantastically and we are very very pleased we opted for the c/s. It worked out very well as we were advised after it there was little chance she could of delivered Liam without complications. He is a stunner like his big brother. Facts are for you all. Born at 10.11 this morning, 9 pound 1 oz and 53.5 centimeters long. i must say though i was very proud of trace, she handled the c/s perfectly, remined calm. Nicky THANK YOU SO SO MUCH for talking to her last night, you dont know how much it helped her. i will try send some photos to nicky and she can forward them onto anyone that would like to see.

Just an update on us....
We're getting the real estate out tomorrow to put the house on the market!!!
We spotted a house we really like and are going up to have a look at it today...only problem is it's in Launching Place which is another 30min out and it's up in the valley again...grrrr. BUT it's really nice...and it's in our price range...We figure we can survive the extra travel if we've got a nice place to go too...it's not new or anything but it's got a brand new beautiful kitchen, a big shed for Michael to play with, a huge big deck and the best bit - 4 bedrooms! Woohoo. All new floating floors throughout as well and plenty of room for the kids to play outside...Oh - and it's about 2 minutes walk from the primary school in a court so a nice quiet street...Oh and we'd be able to get a puppy dog...and a trampoline...etc! It definitely goes well beyond our initial wish list anyway....
Anyway...we shall see what it looks like in real life!

Yeah...it's funny - last night we just had music on through dinner because I've had enough of everyone trying to talk over the tv much to Michael's disappointment...however my point was more than proved when he talked non-stop over dinner about work etc and then we got the kids to bed and looked at the real estate guide and he all of a sudden got so excited about it all and especially this place...We were talking over everything etc until nearly 11pm which is a miracle in itself - LOL!
Anyway, I don't know what we'll do even if we like it because we can't really buy before we sell...very risky business anyway...I think our place will sell quickly but who knows?
I know people who havebought a house 'subject to sale' of their own. I think she had to sell it through the same agent she bought from, but that worked out for them, and if they'd not sold in time they could get out of the contract.

Kristie, sounds like you guys really like this place! Hope it is just as good in real life! And isn't it nice when they get excited about something too and can't stop talking!! Makes us feel like women are not the only ones!!

Omg - Our house is officially on the market! Woohoo! We've just got to get photo's etc done next week but the key's already out the front! Probably won't start bringing people through until end of next week or next weekend though! I'm very excited! We're hoping to get about $240,000 for it which would be nice...!
We had a look at the house last night and it was really nice! Still quite small with only one lounge room but had the 4 br's so that made up for it...had lots of little extras that I liked as well! 2 water tanks for washing the car and the grey water diverted to the grass plus they already had a vegie garden hidden behind the garage! The kitchen is absolutely beautiful though! We're heading up to Bonnie Doon tomorrow and coming back on Monday so hopefully we'll have another look then.

Rachael - Yeah, we've heard of the subject to sale thing but I don't know if anyone would really accept it unless they really needed to! If someone wanted to do that to us here I wouldn't accept it...too risky - you could get 90 days down the track and they haven't sold and then you have to start all over again to find someone..I think if we decide to put an offer in will just go for a long settlement!
Alex - Yep - it does make all the difference...sometimes I think I may as well be on my own when he doesn't get involved at all...
Kristie- the house is fantastic! Who cares where it is if it is what you need and like- looks like all the living space is really big and i LOVE the kitchen!

Called the bank for pre-approval and we'll be pushing it...they're trying to get us approval for $260-265 though which would mean we would only be able to offer $295 so we'll have to see...

You will be fine though, we were pushing to get finance ith just als earnings! I am lucky though and can work as much or little as i want at the surgery so before we did the application i worked extra hours so my earnings showed much higher than usual! Are you going to try to put offers in on the place in launching place?
Maybe...we want too -just a bit nervous doing it before we sell this place though...I don't think we'll have a drama selling it but will just be a bit scary to buy first before we sell...
We'll have another look on Monday and then decide...$295's the limit (my original personal limit was going to be $280 so we're already stretching it a bit anyway) We definitely don't want to spend more than that or we won't be able to afford food on the table! LOL!

I didnt want to go over 280 either but we ended up at 297! Like you, my worry was that i didnt want to lose my 'lifestyle' just by buying a bigger house!

Alex - Thanks - Donovans was great (but expensive - LOL! especially by the time we got a parking fine cos Michael hadn't put enough in the meter...grrrr) But could have been worse as we were driving home and had to break suddenly in the line of traffic and cars behind us ended up crashing but luckily no one ended up our bum! LOL!
Grr Cleaning - I have no idea how I'm going to keep this place clean while we're trying to sell...I'm already going to start packing a lot of toys away so there's less mess the boys can make! LOL! and don't get me started on washing - I swear I do at least 2 loads every day! I suppose it's only going to get worse once another bubba comes along - LOL!
