You can get a brand new 4 bedroom house and land deal for around $286,000

We just signed a contract for a quarter of an acre block in an excellent (and I mean hoity toity area) for $95,000.

... was gonna suggest here in Ballarat, can get more a 3brm for under $250-$280 (though most are weatherboard), 4brms harder to find BUT not impossible ... Only thing is you would have to put up with long cold Winters, brrrrr (and up goes the heater bill)

Town of i think now 100,000 ... has everything here ... Only 1hr & 15mins to Melb CBD ... and i'd make one fab neighbour

We are about to sign building contracts at the moment for 1/4 acre block (already settled on this though) with 4BR house, family area, theatre room (wont be that though ), kids area and decent kitchen etc, will be around $300,000 or just over by the time it's built.

Depends what your looking for, want to buy an existing house or build? Any particular NEEDS in a town/city?

Karana Downs, Mount Crosby or Bellbowrie just West of Brisbane. About a half hour into the city, but plenty of infrastructure around the area. Lots of great school, big blocks, shopping, close to the Brisbane River.

We are moving there in January 2010!

i live in west gippsland where we have just bought (this year) a brand spanking new gorgeous 4 bedroom plus study house with three living areas, in the foothills of the mountains... we can see mountains from the front and back of our place... its about a 3 minute walk to schools, has hospitals about 15-20mins away, and is about an hour and ten minutes into the city by car... plenty of people commute by train if they work in the city too.

our house is gorgeous and around 40 squares under roofline, so is fairly massive, and cost us about $400K..... you could get a smaller house but still 4 bedrooms for heaps less, especially if it wasn't a brand spanking new one.

i had lived in inner city melbourne all my life and am now out here and love it. its a great place for bringing up kids.

i do miss some things about the city though, but not the people and traffic!

I was actually just looking at Frankston in Melbourne - was stunned to find a gold mine of nice houses on large blocks in the good part of frankston for under 400k....Check out Frankston def!

town of 25000 from one side of town to the other is 5 minutes has just about everything you need great area for kids to grow up in!! lots of sport and facilities for kids(and adults)

there are houses going for under 200k...

a place called medowie 30 mins to hosp walk to local primary school high school is 15 minute bus trip. its near the hunter valley.

we have a 4 bedroom home,with a garage, a double carport, 3 way bathroom, fully inclosed sunroom with spa and good sized back yard. we paid $295,000. and its brick. (now our investment home) DH is defemce.

weather board is cheaper in this area depends what your looking for. its 30 mins to newcastle and 30 mins to nelson bay.

also cessnock, maitland and seaham are good areas too. if yur lucky you might a find a cheap one in Anna bay, soldiers point- these are close to the beach

Seriously, there are heaps of places in Australia that fit your bill! So you might need to get a bit more specific. I can't begin to think what we could have built with just under $400k here, we spent significantly under $300k to buy land and build 3 beds and a study. You really do have a lot of options - so help us out a bit more - do you want a huge block/backyard, or is average size okay? How close do you want to be to a city? Bush, mountains, beaches? New well developed area? Older settled area? Lots of shops and public transport? More relaxed country feel?

well........

Since writing this initial post, we sat down with some friends and discussed doing a duplex.

We have now bought a block of land YAY!!! - so we are trying to find an architect to do our plans etc etc..... meeting with the mortgage broker this afternoon actually.

We get along really well with the people we are building with, their baby is 3 weeks older than ours, its close to schools, shops, my mum - and not too far from the city (so granted much further than we are now but not way out).

We are creating a little "village" - we are already planning our weekly joint trips to the markets, meat wholesaler etc.... hubby is most excited about ethernetting the whole buidling

Its all very exciting! Hopefully we can keep the building within our budget or it will be concrete floor and no turf LOL!
