I'd look up the tenant's rights act in your state and give them a call! I think it doesn't seem right!

Are you renting through an agent or directly through the owner? do you have a signed lease?

through an agent with a signed lease. I have checked the Victorian Tennents Association and it says they have to give 24hrs written noticed to enter the premesises but not sure if it is just the house or the yard as well?

Property/premises means the WHOLE area you are renting. Which means your yard is your private property, and they HAVE to give notice to enter. You can refuse, and you can ring your RTA and issue a Notice of Breech (or Breech something... basically jsut tells them they are wrong and you know it).

thanks guys. i am going to keep a diary. dh is ringing property manager tomorrow. if he doesn't then I will and I won't be anywhere near as nice as he will. I am so peeved off about it.

definitely includes the yard, you are renting the whole property snd are responsible for the yard so therefore get the rights to the yard too iykwim. Stand up for yourself they definitely cant do that!!

Yeah, I'd be contacting the RE. I've lived in 3 places while they were sold. We'd get 24 hours notice of people wanting to look through, never had the owners themselves come through. Never had others coming in to do things with out notice either.
Last year our place was sold purely as an investment property & the owner (also property manager) came through for pics, than arranged for the pest dude & inspesctor to come at the same time so we didn't have to deal with them twice
