    Do you know roughly how big your house is? I can tell you a rough cost for a brand new metal roof? If that helps?

    You know that you have to get a qualified roofer or plumber to do it hon
    I *think* my SIL paid $10,000 for her's and she has a small 12square home but you could see if anyone has specials on and some places give you a discount if you have a sign on your front lawn for 6-12 months

    I'll double check babe...I'll ask J tonight. She lives in Fern tree gulley and I can find out the name of the person.

    ANd yep its not cheap. You have to have a certificate for any work done to your roof now a days and plumbers charge through the nose for their services. We hade the roof put on the extention out the back, its was 3m wide and 15m long and it cost us $4000, $1000 of it was cash in hand to the guy, J helped and $3000 in materials

    we did get a quote from a guy for $3000 but like maz said we wanted a building certificate and warenty and stuff

    The company i work for built a house 210m2 (thats the closest in size i could find to yours) last year and the metal roof cost $3000 inc GST if thats any help.

    ahhh but dont forget that building companies get cheaper rates for materials hon and for the $3000 does that include the labour or just the cost of the metal? Does it include guttering, capping, timber needed to 'straighted' the roof for the sheeting to go on (which would have to be replaced aswell). Im pretty sure metal prices went up november from what J told me (he's a building supervisor)

    OH and just a thought to...prices may go up AGAIN as Comalco...blue steel what ever its called now in Hastings had a huge explosion not long ago (SIL works there) and they seem to think that metal prices might get more $$$$$

    ETA - Ive jsut realised i know way to much in regards to building...Ive gotta get J to shut up when he comes home from work

    We're in QLD too so not sure if prices are different, that was supply install. But thats a brand new house going up... was just a guideline to go off. People in Vic could probably be more help sorry

    I just spoke to J and he informed me that the price of a tile roof is generally already incorporated into the price of a house and the $3000 you are talking about is the 'extra' for the metal roof. so the roof would be alot more then just the $3000 IFYKWIM.

    For the record..J said if your building company does roofs for that cheap you guys can come and do ours

    ok J just also said that to work out a 'rough' cost is

    22 squares x 9.29 will give you the 'squares' your case 204.38
    then times that amount by $16 a m at supply ONLY...that's just the metal sheeting. hon = $3270.48

    Thats NO labour ($150 an hour plumber and thats just one) no screws, no capping.

    back to the tiles now babe ...ive got a trailer load spare ones if you want them for free

    we just had ours re pointed and painted and about 50 tiles replaced and it cost us $11000! we are happy with it and thought about a new tin roof but i think that would cost about $30000 and wouldnt suite our house style TBH

    Ours is about 18
