Ok, these prices are for us in central qld, material will come from probably 2 hours away, so might be bit higher.
1. Measure site, take quantities and sign contract - $900.
2. Labour & costs to obtain Home Warranty Insurance - $750. Any work over a certain amount needs this I believe? Our warranty arrived in the mail the other day. If something goes wrong within the next 10 years, we are covered.
3. Install Tiger tail (complies with local energy supplier and work cover requirements) I think this is a cover that wraps around the electrical line entering the house from the powerpole out the front, if that makes sense?
4. Scaffolding - again to comply with work cover. $3500 (I have heard that some people here in town were being charged $8000 for their scaffolding)
5. Corrugated roofing sheets - $3750
6. Sarking and insulation blanket $825. This goes underneath the roofing, and does help a little with the heat, PLUS, I was told by several other people it is a requirement if you are replacing a certain percentage of your roof.?? Not sure how true that is though??
7. Materials- flashing, cappings, and valleys - $ 300
8. labour and materials to batten screw $850
9.Crane materials to and from roof (highset house) $250. I don't know if this is for the solar hot water system only or everything else as well.
10. labour to remove and replace all roof sheets - $6000. (they worked this out by taking our roof measurement of 150m2 multiplying it by $40)
11. Labvour and matgerial to replace roof protrusion flashing $100
12.Fixings and hardware $250
13. Cleaning entire site of all building waste and debris on completion of works and remove it from site - $500. (this is a fee charged by the local dump)
These prices DO NOT include GST! Plus there is also a builder margin on top of it all as well. There was also a location allowance added on top.
They allow for a 10% increase in the total roof measurements for the pitch of the roof and for wastage, incase the roof is out of square. I think it comes to probably a bit under $30,000.. I left out the other bits, like the new solar hot water, and whirly birds
Definately shop around though. we got another quote for the insurance company and it came to about 20 grand more..
