    Angry Stupid real estate!

    Oh, she's nice to your face, but does she get things done? No!
    Does she try in any way to understand? NO!
    How dare she!

    I got a phone call from my RE (the same one mum & dad are having problems with ) coz I was behind in rent. About a week that I knew of. I knew I had to pay it when I could, but had to get the money first. I would pay Friday & be paid up to the next monday, so really only being 4 or so days behind.

    Anyway, in this phone call she tells me I owe like $600! Thats a whole week that I hadn't even noticed getting behind! No idea how it happened. Anyway I start paying an extra $50 a week to catch up.

    I got that week paid up & am back now to where I was. Thinking she'd be ok if I kept paying the extra $50 a week til I was up to date.

    I just recieved a letter stating that if I don't attend to my arrears that they will have no choice but to issue a termination notice!!

    LIKE HELL! For one, I have to be at least 14 days in arrears for you to kick me out! Second in the Tenants NSW site, if we come to a verbal agreement to pay it off & catch up, that is ok. Thats what I thought I did when I said I will keep paying an extra $50 a week.

    This is crap! how dare she do this! Fair enough at $50 a week it'll take 5 weeks to catch up, but I'm not more than 14 days in arrears! She has no right to kick me out!

    Are you sure you owed that much in the first place? How could it get up to $600 without you realising?
    Have you got your receipts etc?

    She sent me a copy of my ledger for my records. I'm going to go through it & check, but it is all through the computer. Unless they didn't process a payment...I did them all through netbank except one or 2, so I'll go through & check that too.

    Well for the 16 weeks I've been in here I should've paid about $4080. According to her 'ledger' I've paid $4070! I might ring the main office since she's gone home.

    I would ring and have them double check. Years ago we got a letter from the RE saying we were in arrears when we knew we weren't, we rang them and they told us that they couldn't work out who had paid in the direct debit so they sent the letter to everyone who rented from them so they could work out who owed.

    Ok, well the arrears is right, but I still am not sure how I got that far behind, so I'm going to check through my bank statements coz she did ring once before when I'd been in coz she forgot to put it through on the computer...

    I would - because if you owed $600, I'm sure you would know it at the back of your mind and crapped your pants accordingly. I know you are conscious about your money, I would be surprised if you made a mistake like that.

    Thats what I'm thinking too. I wanna cry, but I'm going to stop stressing, go spend $20 I don't have on raffles at the club & worry about it tomorrow.

    This is why I have direct debit into the RE's account. If they were to say I was behind when I wasn't, I could just go to my bank and request a print out of my direct debits and voila, problem solved.

    This happened to us years ago. They said we were about 2 weeks behind and we were sure we wern't. They were adament we were and threatened eviction if we didn't catch up, so we did. About 3 years later the RE got out of rentals altogether and passed all their rentals onto another agency. The new RE found surprise suprise, we were 4 weeks ahead instead of 2, so the 1st RE HAD stuffed up Since then we d/d.

    I've been direct debiting lately, but didn't have the details at first. I wanted them, but they tried to get my to sign up for this transfer thing that costs extra, so I didn't worry. Then mum gave me the numbers.

    skye i was nearly ?1000 in arrears with my rent but my housing allowance hadnt kicked in so it took awhile to come through but our landlord was ok about it. sounds like something has messed up somewhere huni and i hope you get it sorted. xox

    Def check everything you have there..

    When we were renting, we were told that we were 3 weeks behind in our rent (we were normally 2 weeks ahead, so that would have meant us not paying for 5 weeks )..

    Anyhow, they hadn't processed some of our payments and were sitting in an unallocated fund account (with our details clearly showing as the payer).

    I find they often only look at the info in front of them, without checking other options even when you dispute it..

    Not just check EXACTLY what you have paid, but also double check your rights.

    Nothing shuts up RE's faster than having the rule thrust at them. I had one that wasn't going to give us time to re-clean a house on exit (well her view of 'time' was between 12 & 1pm when I worked an hour from town - and we were discussing it at 11am!) & was going to take all our bond to get it cleaned. I politely explained that I could not get there at that time & would have to do it after work - & before she could protest, I said that I had already checked the rules for this state, and she was to give me sufficient & suitable time to do it.

    Never mine that the house was already clean... but she was sceaming at my housemate "The house is DISGUSTING & incredibly filthy - I don't know how you could live in such filth & mess". I think she had the houses confused!!

    i would check your ledger. i had my RE rip me off rent i had paid before. They credited it to another property they managed in the same street we lived in. Something like 2weeks went missing.

    last house was rented private and we gave a 4 weeks rent as deposit. when we went to leave she tried to rip us off 2 weeks. she also claimed that if we wanted to deposit direct it'd be $20 extra a week for rent. I told her she was full of *****!

    Well I worked it out. I only owed $10 on top of a weeks rent. It came to $600 coz the extra I'd paid didn't quite make up a full week, so didn't count iykwim?
    I pay today & I'm paid up til next Thursday now
