Had the Real Estate Agent over today who suggested putting in a dishwasher and that they were tax deductable. I've never like dishwashers. Even when we've had one I've never even opened it.
Anyway, I thought an improvement wasn't deductable (even if it depreciates).
I've looked at the ATO website and can't find the answer and I'm too impatient to wait until tomorrow to call (lol).
You're right, only repairs or replacements are tax deductable. So if there is already a dishwasher there, and you had it either repaired or replaced, that would be tax deductable.
I have no idea if it is tax deductible - but I wouldn't put one in because you will have to maintain/fix/replace if it breaks and there is no guarantee the tennants will look after it IYKWIM
A dishwasher is one of those things though that can make or break someone wanting to rent the place. I know I was more interested in renting a place with one and when we got a place without one the first thing we did was contact the owner to offer to pay half for the installation of one.
