Ok so we've had an offer on our place.
$219,000
Such a joke. We paid $265,000 in January 2010. We have it listed for offers over $225,000 - this is our absolute lowest, we just can't go lower. And she offers $219,000. Next door is a smaller unit, sold for $235,000. On our other side are new units, listed for $315,000. And we get offered $219,000.
And to add insult to injury - she won't actually put in an offer until our body corporate has it in writing that she can have 2 dogs on the property. Which is basically impossible cos although there is a strata title, its inactive, so dunno who is going to write that letter when there is no body corporate manager!!!!
Bahhh. I was pretty excited about there being an offer too, but there is just no way we can take it.

Dunno. She mentioned to him (our agent) that she might go up as high as $223,000 - but he just told her that her offers were way too low, and its already priced very cheap for what it is, so we wouldn't accept anything under $225,000. Which is right, we can't afford to accept lower than that.
As for the dogs, well they aren't really a problem, cos its like the body corp is just in name only, it doesn't really do anything, so if she wants 2 dogs she can have them, cos its her property ITMS? The people who rented this place before us from the original owner had 2 dogs, and we have a dog....
That completely sucks.
Fingers crossed she goes a little higher and surprises you.

I hope you get what you are after, most people put in a lower offer to start with....no one gives the asking amount straight up. Hopefully if she really wants it she will meet you at the price you want.
The last house we bought was listed for approx $40,000 more than our first offer (we were very cheeky), there was work to do so we tried out luck & they met us just above our offer........we got it for $30,000 less than they wanted. We got lucky.
