Question Not sure when/if to notify..

    hi ladies,

here's our situation and i hope some of you could give us advice!

we've been renting nearly 2 years at the same property. our lease runs out Sept 30th 2012, we have already been accepted to a new house, and we move in on Sept 7th 2012.

do we have to give our current agent/landlord notice that we're leaving, if so how long? or do we just walk out on 30th Sept and that's it?

    thanks ladies

    xxx

EDIT when are they legally allowed to start hosting inspections? is it 2 weeks before end of lease?

You need to give notice. It will be in your lease. It's usually 30 days. Anything less than that and you'll have to pay rent regardless.

I'm in nsw and to terminate at the end of contract it's 14 days, outside contract it's 21 days.

But best to let them know ASAP.

As for inspections, I'm not sure as every real estate seems to do things differently. I was in a place that just turned up with people and no notice to myself!

I'd give your agent a call tomorrow first thing. Each state is a little different regarding notice. Here in Vic it is 28 days from the day we send it. Regardless of being in or out of contract.

For inspections, they have to give a min of 24 hours notice to enter the property. I'm not sure if there is a time frame they CAN'T do them... we've just ended our lease and told them they can have 1 inspection before we vacate - but we've been here 5 years and have a great relationship with the agent. We are also moving the second weekend and the third will be spent cleaning... we've given ourselves a week overlap to take the pressure off for doing the exit clean. Which reminds me, I need to organise a steam cleaner! Oops!

It will be in your lease. Notice has to be in writing.

Can't tell you about notice in your state, but yes, you have to give a certain amount, or you'll be liable for the rent til that time is up. Especially being inside a lease.

Every agent we had taking people through to sell properties, gave only 24 hours notice. They'll probably start advertising & taking people through as soon as your notice is in, but you can rearrange for times that don't work for you.

thank you all so much!! i just tried ringing our agent but it's probably too early.

just going to tell her that we won't be re-signing after Sept 30th! hopefully we'll be settled into the new place before they host an inspection. we have inside cats and it's going to be very tricky having people walk through, they might open the laundry door and let them out.

i hope they'll let me be there when the inspection is happening, just so i can guard the door

Yeah, they generally only do it when your home, unless you can't be home. Then they'll ask to use their spare key. They will probably want access to the whole house though.

thank you ladies!!! we would have been paying for many months if it wasn't for your advice

i just rang our agent, she said she needs it in writing, and said an email is fine. all done!!! she said she will the property up on the internet (if the landlord wants too ofc) and said if there is inspections we're allowed to be home

feeling like a huge weight has been lifted!!

    thank you all again
