    renting

    We signed a lease on the 18th of last month and were told the property report papers should be out to us in a weeks time. Now i called last week as we still hadnt got it and was told they would send one right away. We still havent got it. Do i just keep calling? Whats the process does it have to be done within a time frame? If so are we going to be blamed for things when we havent done them due to the report being late?

    i would just keep calling.. sounds very strange though.. i hope it's not Elders? as they're appalling!!!

    No its not them its a small one. Thing is they had a guy call today about comming to put fertilizer on the lawn but they cant send out the report grrr. Told them not to worry as dh is a garden man and has already fixed all the retic and fertilized the lawn ect lol

    Im a shocker with things like this, keep calling every day, and if after a week you dont have them, call twice a day

    Thanks turns out i didnt need to call again. The re called this evening asking if dh had the receipts for the fertilizer as they were sending the maintance man to do it so they could take the money out of the last tenants bond!

    Eek anyway so while she was on the phone i asked about the report again lol. The re was surprised that we had fixed all the retic and fertilizer the lawns and been hand watering it ect. She said it was good though. We just assumed that we were ment to take care of all that.
    She then asked if we had worked out the hot water and phone. As i had called 2weeks ago about it,the hot water in the showers was running boiling hot one second then would go freezing yhen five secs later boiling again and it kept doing that the whole time. DH fixed it. And the phones wernt working....i called telstra and had them come fix it. Si again she was pleased but surprised we had fixed it.

    So are we doing too much? We just assume we should be treating it like it was our home as in take care of things and fix if need eg the retic.

    Now the washers in our showers gone and the shower is running not dripping it has a slow run dh said not worrys easy fix...but are we ment to or do we tell them to fix it and pay for the parts to fix it?

    The retic was not to good and cost a bit to replace all the broken heads and sprayers ect and some needed the black tube bit replaced due to holes in them but again we just assume it was up to us.

    It's not your job to fix things, especially if its costing you money to do so.

    So have they sent you the property report?

    You need to fill it out!

    And I would stop calling, and instead email....that way you have a 'paper' trail if things go wrong.

    The joy of renting is having to not worry about fixing things...instead letting the re take care of it hehe

    Make sure you get that property report :-D

    Yes, it is easy to fix most things, BUT if you start to tamper with plumbing and you mess it up they will be the first to make you pay for damages etc. So tread very carefully. We have a mould issue in our bathroom and DH could easily fix the wall, but it's too risky because if he stuffs it up or does more damage we will be liable. RE would probably prefer you to go through them to avoid DIY disasters on their property.

    Just hope you don't get a slack RE like us

    I wouldn't be fixing anything yourself. If you mess something up you will be liable.

    I also agree with emailing all correspondance, that way you have a paper trail and evidence should you ever have to go to tribunal.

    Having a copy of the condition report and the opportunity to return your own version with anything you may have picked up that the RE has missed is extremely important!!!

    It is very important to the condition report in ASAP. They should have had it to you before you moved in. I'm not sure where you are but I believe in qld it is supposed to be returned within 3 days of entry. Note everything. Do not sign a blank one to be filled in later (stupid naive never rented before me got caught out with that - was ok in the end but caused unnecessary drama). Take a copy before you return it and keep it somewhere where you will find it when you move out.

    Little things that you can fix yourself - most landlords would probably be grateful if you did, but as PPs have said, just be wary as you will most likely be liable if you cause damage. Re the garden - Some contracts will stipulate that the tenant must maintain them, others, the landlord will maintain. I would think if your DH likes gardening and wants to do it, your landlord should thank his lucky stars because most tenants wouldn't bother.
