I pay about $1600 a year for my body corporate and about the same for my rates.
We've just recently had the outside stairs/rails painted, we get the gardens done every month. Don't forget this amount covers your sinking fund AND insurances etc. If you are in an old building then you can expect the body corp to raise over time as they work out there isn't enough money in the sinking fund to cover anything that may come up.
We pay bout $1200 year body corp. Includes building insurance, insurance of common land, gardening to common areas, and whatever other work comes up, new pavers were put down last year, our garage is flooding in heavy rains so they're fixing the drainage out there.
TBH I don't like being part of one, its a pain, like often big jobs come up and we all end up having to pay extra levies outside the normal payments.
The unit we just recently sold we ere paying $600 a quarter - does that help you feel better?
It was for the stupid strata managers (who did stuff all), a gardener who charged for once a week (but only came about every 6 - yes I complained) and the sinking fund.
