I think you made the right choice. Putting down a loyal friend just so you could live in a cottage by the sea seems needlessly selfish to me.
There will be other houses and other opportunities but you only have the one old dog.
A new start and a new life doesn't depend on getting a lease - if that's what you want you can make it happen.
