    Kristie, what suburbs (exactly) are you looking in?
    I have nothing to do I may as well look up properties on the interweb

    what about narre south? 4br, nice kitchen, 275

    oooh this is fun!

    RE came last night and said basically what ui expected ( but a nice surprise for DH who didnt believe me) low 200s, 210-230 ish.

    He is coming back on monday night to talk to us about fee structures etc.
    What was your experience with that Krisite - did you have to pay up front fees?

    Rachael - LOL I'd like the first one thats for sure but it's 375 not 275! LOL!!!! The Bosco Clse one would be too small...we either really need the 2 living areas...
    We went with the Professionals mostly because there were no up front fees...they're percentage was 2.75 of the sale but included all advertising and if they don't sell it you don't pay anything - even if you take it off the market for whatever reason. We found this really appealing as we didn't have to find any money...so some of the others were only 2.5% but for us based on the sale of the house that means we've still only spent about $600 on advertising which is very reasonable opposed to Barry plant saying to allow about $1000+...So you should definitely not be paying too high a % to the real estate anyway...who did you get out??? We also got 3 real estates out to valuate the house - just so we knew it was going on for the right amount...they all came in with rough figure - mostly about $220-240/250 but Professionals put it on for 250 flat and we got 248500 - we couldn't have been more happy with the outcome - much more than we though...I would definitely get 2nd/3rd opinions anyway...Good Luck!

    Tracey - Big hugs! This is the time the sleep deprivation is really going to kick in and take it out of you...try not to be too tough on yourself!!! You've been tired for like 7 weeks now and things are going to get to you...I'm not sure what a solution is other than getting some time to yourself on the weekend for some sleep and relaxation where you don't have to worry about the kids...

    Well, better get going - going to sit down with Michael and make a list for houses to see on Sat...grr...I told him we're not stuffing around if we like one though! LOL! We've found a really nice one thats a bit further out again...it doesn't have photos of the interior but looks really new and is on a bit of a bigger block so we shall see...
    I think I'll be living in Tasmania next week if we don't find a place...we're moving further and further away!!!!!! LOL!

    So we're looking at Monday or Friday so far....

    Visitied my uncle last night which was really hard...I held it together pretty good until having to say goodbye to him at the end...it's all just soo unfair...
    I didn't picke up the kids to like 7.30pm though and by the time we grabbed some dinner on the way home and got them to bed it was after 9pm! I fell asleep straight away on the couch as well! I felt so drained...
    Louis was feral at kinder though from having such a late night...they're both asleep now though which is very nice!

    Otherwise, just chilling out for the arvo I think...Chat later!

    we do swimming mondays and jamie is home so friday would be better for me if thats ok.

    We went to the local kinders today to see about enrolling for 3 yr old kinder, looks as though I left it too late to decide I wanted to send him. I am going to a few more tomorrow after playgroup to see if they have vacancies but I am not holding my breath. I wish I had of got motivated earlier.

    Krisite SOrry to hear about your uncle and I am glad you were able to be as strong as you were. Glad the boys are asleep for you though so you can rest after a late and hard night.

    Nikki HUGS DARLING I am sorry things are so rough for you at the moment. A catch up is well in order with lots of coke and chocolate I am thinking. Please come over or I will stop in if you need some ears to listen to anything.

    I have just registered to deliver catalogues/newspapers in my area. the extra cash would be nice and also the exercise is much needed. It will give me an excuse to get out of the house with the pram or if bad weather I can leave them with my parents and do it myself. I hope they have something avail which is close by.
    OK well I will wait to see what you guys want to do next week.

    Tracey - Bugger about kinder...I just put Louis' name down at our new local kinder yesterday! She said they were nearly full but should have a place left - I hope so! Good luck finding a kinder!
    Good for you delivering the newspapers/catalogues! Can I ask if it's any good pay? I always heard from people it wasn't really worth it but if you think of it in terms of getting fresh air and exercise then I guess the money's a bonus!!

    So looking like next Friday...???

    Krisite they are going to call me if they have something in my area, i only left my details. I wont do it if the money isnt good. I am hoping about $30-$40 for an hour or 2 work would be good. I am going to use the extra money to pay some things off.

    Friday works for me, is that cool with everyone else and WHERE did you want to go? I am happy to travel

    Nikki - thats a bit exciting. Do you think you will build in Melton?
    Tracey - you've never too old. I am seriously thinking of changing careers after bub number 2 (no, no news to share) and studying teaching.
    Cindy - yay I am glad you are in, its terrible about the walls though. Were they like that when you did your first inspection, or were they covered so that you could not see them.

    My GF is a property laywer and she said stuff like that the onus is on the buyer to prove that it was not in that condition when they inspected the house and agreed to buy it (i.e. signed the contract) so its very difficult - how many of us take a camera to take snaps of the house, with dates on them, when we go to an open?

    But if you can prove it, then they should have to pay for it I would think.

    Rachael - we are over the walls now, have just fixed tham ourselves (done a dodgy job but hey there are no holes!) our only thing we still have tochase with them is the shade sail from out the back - dont know if i mentioned it but it seems to have gone missing last thursday and our new neighbours ahev mentioned seeing the previous owners here that day!


    Nikki - have you guys still got the block of land to build on?

    Yes we still have the block in melton.It is half acre so big enough to put whatever we like on it,it helps when it comes to house plans that is for sure.

    Nikki, glad the kids had a good time and Toby went straight to sleep as soon as you guys left!!And I hoipe the weetbix wasn't to messy in the car! And Toby still stands on top of the slide looking cheekily at me! I have been trying to teach him to sit for the last few days! He is a monkey...

    Tracey, I second what Nikki said..Just go for anything that u think u might like and see what happens..

    Rachael, hows the house coming along? Will you guys ttc after you've settled in a bit?

    Both boys are asleep and I'm starving...so gonna get some lunch..

    OMG Rachael - your exactly like me! I love looking at real estate! I keep emailing kristie places i see too!

    HEre are 2 I came accross which seem a good price and have the extra bedrooms!

    It says its 5 bedrooms! And cheap!

    Cindy - We've got Bowen crt on our list for tomorrow! as well as 3 others...all looking a bit more south...either Cranbourne east/west areas....which we're not too sure about...

    This afternoon we're looking at:

    7 ANDRE COURT CRANBOURNE

    This one appeals - it's cranbourne west and was built in 2002 ony! 3br + study plus rear access and plenty of yard...And a fantastic price!! Been a rental so that will be why I'm sure!

    And:

    1 BARTOLO COURT CRANBOURNE NORTH

    My Pick!! More expensive though! (surprise surprise) But doesn't need a thing done to it really! A small backyard though but def no smaller than what we were about to buy! Not sure about the blue carpet but that would be the least of our worries!! The best thing is it's on the street behind the courtenay ave one so in a better location...

    Anyway...we shall see!

    OH i like both of them!

    Have you been looking them up on google maps? It gives you a good idea on the satelite pic about how much yard you will have!

    He he....just been told by a re agent that the area off evans rd is commonly referred to as "The bronx" with no resale value...hmmmm no wonder it looks so good and so cheap! LOL!

    I asked about the courtenay rd area where the one I really like is and she said thats much better! I think in our case we will be better off spending a bit more and getting something in a better area thats for sure...

    Kristie - Shame about the house already gone. Anyhow, you can never tell by pictures alone on places. You get the better feel for the place by walking through them, and visualising your family living there and what it might be like. Anyhow, let us know how you go when you look through the Bartolo Crt house. It's nice to see we use the same website to look for places. I'm looking for my dad atm, nothing under 4 brms and nothing over $430,000. Found a 6 bdrm for $399,000, and he wants a look see.

    Tracey - Bummer about Jordan's behaviour. Benjamin is a horror at the moment too. He thankfully isn't getting up early, but it's the yelling at top voice for no reason that get's to me. Since I've lost my voice because of this cold I've got, it's put a stopper on me yelling back. If you find a solution to keeping your cool I'd love to share your notes on it.
